What is Roominex?

Roominex is the premiere provider of professionally managed rooms. We offer more than 100 private rooms in shared multidwelling homes throughout the city. Each home is fully equipped with kitchen appliances, cooking materials, bedroom sets, and everything else you will need to stay comfortably from 1-12 months. All costs are included in the rental price and reserving a room online is easier than ever!

 

 

When was Roominex founded?

Roominex began as a small project in 2011 to help local University students in Montreal with their dormitory accommodations. The Roominex Corp. was officially incorporated in 2013 when the mission expanded to help people from all walks of life settle into this marvelous city with ease!

 

 

Why should I rent a room?

Montreal is an island, so as the population continues to grow the amount of available real estate is ever shrinking. This presents many challenges when seeking affordable and convenient housing. Renting a room solves many problems! Forget about the responsibility and hassle of 12 month contracts, rooms you never use, splitting the lease, bills/utilities fees, furnishing, set up costs, and messy housemates. With a room you pay for only what you use and take it only as long as you need! We even provide a FREE cleaning service to ensure the value of your rental.

 

 

What are the prices?

All pricing is in Canadian dollars (CAD). Prices range from $250 up to $1,000 per month. Prices vary by location, room size, and available amenities.

 

 

Where are the rooms located?

Our rooms are located in various parts of the city. We focus on areas which fit select criteria such as: no more than 1km from a police station (for security), 5 minute walk from Metro and bus lines, 7 minutes from all necessary conveniences (hair salon, grocery, pharmacy, etc.), close proximity to universities, and easy access to major employment centers. You may find Roominex Houses located in the Cote-des-Neiges / University du Montreal / Notre-dame-de-Grace / Old Port (Vieux Montreal) / downtown (Centreville) areas.

What is included in the rental price?

Each rental price includes all bills, utilities, unlimited high speed internet, built in washer/dryer set, and a cleaning service for all common areas of the house. As a Roominex member you will have access to more than 40 additional perks such as complimentary light bulb replacement, fully furnished house and bedroom, continuous maintenance of the dwelling, anonymous satisfaction surveys, airport pickup, moving assistance, employment connections, Visa support, the option to change rooms anytime, and more!

 

 

What is the minimum stay period?

We offer leasing periods between 1 and 12 months. There is also a month-to-month rental option. You may extend your stay at any time.

 

 

Can I rent for less than 1 month?

Our minimum rental period is 1 complete month. However, we do offer early move-in when available.

 

 

What is the maximum stay period?

For your initial contract we can sign for a maximum of 12 months. However, you may extend your stay at any time. At Roominex our goal is for you to enjoy your stay for the longest time period possible – whether that is 1 month or 100!

 

 

How does the cleaning service work?

The cleaning service will pass once or twice per week depending on location. They will openly identify themselves and do not require any assistance from you. Upon entering they will clean all common areas of the home. This includes the floors, hallways, bathroom, toilet, kitchen, stove, fridge, unwashed dishes, trash, and general cleanliness.

 

 

Is cleaning free?

Yes! All regular house cleanings are included in your rental price. Nothing additional will be asked of you.

 

 

Do they clean my room?

Before moving in to your room staff will professionally clean it for hygiene purposes. There will be a one-time charge assessed for this. If you desire additional room cleanings there is a cost of $15-$35 (CAD) depending on room size/frequency. Regular house cleanings are free.

 

 

What furniture is included in my room?

In your private room there will everything you need to comfortably sleep, study, do some work, and keep your clothes/personal belongings. This will include (at minimum) a set of curtains, desk with a chair, closet or armoire, chest for folded clothes, and a mattress set complete with new bedsheets/pillow.

 

 

What if I have my own furniture?

Although all of our rooms come with complete furniture sets, we are happy to accommodate you on a case-by-case basis! If you provide us enough time before your reservation to adequately inspect your furniture for cleanliness and compatibility then we will move out our furniture at no cost to you. Please be aware this will have no impact on room pricing.

 

 

What if I refer a friend?

All Roominex members have access to our Friend Referral Bonus! If your friend signs with us for 3 or more months then we will provide a one-time discount of $100! There is no limit on this so please feel free to share our contact information.

 

 

Can I have a guest or family member?

Of course! Although only 1 person at a time is allowed to live in the room, you are welcome to have a friend or family member visit. Our guest policy limits you to 1 additional person per 3 consecutive nights (a long weekend). Should you require additional accommodations we are happy to help with this on a case-by-case basis. This policy exists for the comfort of all housemates and we appreciate your cooperation.

 

 

Can someone else live with me in my room?

Our general policy is “One person one room.” This exists to maintain the comfort and security of each household. At select locations (where occupancy allows) we can arrange for a roomshare where two people are under contract in the same room. These are allowed on a case-by-case basis.

 

 

What is provided in the kitchen?

Each kitchen is fully furnished and equipped. This means it will come with all major appliances (stove, refrigerator, and microwave); accoutrements such as toaster, coffee machine, and blender; all necessary flatware (forks, knives, spoons, spatula, ladle, can opener, etc.); all necessary tableware (cups, plates, bowls, etc.); and all necessary cookware such as pots, pans, cutting board, etc. Upon entering any location there should be everything you need to enjoy a nice home cooked meal!

How do I pay my rent?

Rent is payable by cash, check, credit, debit, etransfer, or any combination. There are no fees (outside of what your bank charges) associated with any accepted method of payment.

What if my light bulb needs to be replaced?

We will change it for FREE! We only use highly efficient, low voltage, long lasting L.E.D. bulbs. Instead of wasting your own money on light bulbs which will end up needing to be replaced (again) or leaving them behind once your stay is complete – just send an email to “[email protected]

 

 

What if my mattress is uncomfortable?

We will change it for you! First, a representative of the company will perform a visit to determine what the exact problem is. Second, if we cannot fix the issue or if the mattress is broken we will replace it for FREE!

 

 

Are sheets included?

Yes! Premium Egyptian cotton or bamboo sheets are provided to each member when they rent a room through us. When your stay in complete you get to take them with you!

 

 

Are pillows included?

Yes! A brand new feather or memory foam pillow is included with each room. When your stay in complete you get to take them with you!

 

 

Are curtains included?

Yes! A full set of mounted curtains is included in every bedroom.

 

 

Do you have bed bugs?

No! All rooms are certified “Bed-Bug Free” by our expert cleaning staff. They are trained to recognize the signs and exposure of such a nuisance. If there are any signs of infection we will protect the mattress and send a professional extermination team for FREE!

 

 

Is smoking allowed?

Not inside the house! We do not discriminate against smokers but due to allergen concerns for all members smoking is never allowed inside the building or common areas. Ashtrays can be provided for outside use and staff will regularly pass to empty these. Anyone caught smoking inside may be subject to a cleaning fine and a secondary offense may result in eviction.

 

 

Are pets allowed?

Select locations are pet friendly. At these locations there are restrictions based on breed, quantity, type, and current pets in the home. In general, we do not allow animals of any variety into our houses.

 

 

How does a shared bathroom work?

Easy! You (and your housemates) have unlimited access to the bathroom. There is an integrated bidet with each toilet and enough space to keep your belongings separate from other housemates. Cleaning staff pass regularly to clean all aspects of the bathroom. Does the bathroom lock?

Do I need to meet with someone before arriving?

No! Ideally, you are able to complete all paperwork and payments through our digital interface. Keys can be collected from locked boxes on the door, cleaning staff pass without request, and the Wi-Fi information as well as any other relevant details will be sent to you by email.

 

 

Who are my housemates?

Housemates are matched at Management discretion based on many age, sex, location needs, personality, budget, personal requirements, requests, pets, and many more factors. We are happy to tell you about each person you may potentially live with. However, since Roominex manages the environment you never need to worry. Complaints can easily be resolved through Management intervention and respect for all members is mandatory. Should you ever have an issue please send us an email to “[email protected]

 

 

Who lives at Roominex?

Roominex does not discriminate against any group of peoples. Our membership range from 18 years age to 65 and come from all over the world. In general – the average member is 25 years old, native or naturalized Canadians, full time working professionals, and 50% male/female split. However, we have served over 300 members from more than 25 nations in the world. Roominex has served doctors, surgeons, accountants, undergraduate/masters/PHD students, working class professionals, engineers, retirees, train conductors, musicians, fashion models, refugees, and tourists from around the globe! We believe it is fair to say that our members are smarter than the average room renter because they are looking for more than “just a place to sleep”. Our membership are seeking long term solutions to the problems which typically plague the room rental industry such as lack or receipts, furniture, contracts, cleanliness, bugs/vermin, poor management, illegal practices, lack of security, splitting leases or utility cost, poor internet, and housemate issues. Our solutions will serve you every step of the way from your first day until your last!

 

 

Do I bring my own household supplies (toilet paper, soap, garbage bags, etc.)?

Yes! It is the responsibility of each member to provide his/her own daily household goods. It is important to note that no form of theft, including food or soap, is tolerated.

 

 

What is the Benri package?

The Benri package is a highly recommended solution to daily needs in a multidwelling house. For a flat monthly rate this includes commonly used household goods such as toilet paper, soap, garbage bags, etc. For more information please send us an email to “[email protected]

 

 

What payment forms are accepted?

We accept cash, check, credit, debit, etransfer, or any combination.

 

 

What is required to move in?

Before moving in each person will pay to become a Roominex Member. Membership requires payment of the first month rent + Roominex Service Fee + one-time cleaning fee. The service fee covers most of the services included in the Roominex Services annex (above) and is the equivalent of 1 month rent. Upon rendering your complete payment we will offer your final month FREE! This leaves our members with the option to renew or to leave without any deposit retrieval or payment to be made at the end of his/her stay.

Here is an example without rental price included: First payment = 1st month + service fee (equivalent to 1 month) + one time cleaning fee ($50).

Here is an example of a $300 per month room with a 3 month contract: First month = $300 (rental price) + $300 service fee (equal to 1 month) + $50 cleaning charge (one time) = $650 move in total. Second month payment = $300 (all included). Third month = $0.

 

 

Do I get a lease?

Yes! We offer flexible leases dated between 1-12 months.

 

 

Do I need a lease?

This depends on your situation. Under Quebec law a verbal lease, online offer, or monthly contract can be treated the same as an official Bai du Logemont once payment is accepted. However, your lease contract is the only official document accepted by the Province which states your right to reside on the premises. If you are in the process of immigrating to Quebec, currently receiving government assisted income, residing as a temporary foreign worker, or have been specifically requested to provide this document, then we recommend completing this document with us. If these situations do not apply to you then our standard service contract combined with our confirmation of residency and your supplied invoices/receipts should be all the documentation you require.

 

 

Is it possible to extend my contract?

Yes! You may apply for a contract extension at any time. Simply send an email to “[email protected]

 

 

Do I have a locking door?

Yes! All doors have some type of locking mechanism to secure yourself from inside or outside of your room. It is also worth mentioning that Roominex has a 100% theft-free history since inception.

What if there is a problem with a housemate?

As a full service property management company we are happy to resolve all issues! All members agree to a basic terms of service which includes no smoking inside, quiet hours after 10PM, no guest (defined as a person who may live with you), no party, and no pets. If you do experience an issue please send us an email to “[email protected]” and we will resolve the issue anonymously.

 

 

What if I have a complaint?

Roominex is very receptive to ways we can improve. For complaints regarding to management, services, housemates, or any other issues please send us an email to “[email protected]

 

 

What if there is a problem with the house?

If there is a problem with the house then you should inform us immediately. We are happy to resolve all issues if you send us an email to “[email protected]” with as many relevant details, photos, or video as possible.

 

 

What if I want to change locations?

Easy! If you desire to change your location at any time please send us an email to “[email protected]”. We will respond back to you with the rooms available immediate and beginning the 1st of the month. You are welcome to change rooms at any time. There is $20 (CAD) one-time charge for room transfers which includes your transportation to the new location, administration, and a new key set.

 

 

What if I want to leave early?

This depends on your contract terms. If you are on the month-to-month rental program then you may leave at any time. If you have signed for a fixed period contract then you may send us an email to “[email protected]” to address your specific situation. In general, you should expect to stay and be held financially liable for your entire contract period.

 

 

What if I want to meet someone in person?

No problem! We offer complimentary room consultations to help find the best place for you. We host office hours by appointment from Monday to Friday during 10AM-5PM. You may schedule a meeting to gain more information, pay your monthly rent, sign physical paperwork, or pick up your keys. Do I need my own insurance?

No! As with any rental there are risks to yourself and personal property due to natural accidents, housemates, and unforeseen circumstances. We recommend taking a personal belongings insurance plan through our 3rd party provider. If you choose not to then you may rest assured that our company protection plan covers each house and the belongings up to $5,000,000 in the event of an accident. Does Roominex have insurance?

Yes! Not only is Roominex a fully licensed and insured corporation within the Province of Quebec but we also cover each house with an insurance policy covering up to $5,000,000 of damages in the event of an accident. No private individual or similar company offers such coverage. Best of all – insurance and civil liabilities are covered in your rental costs so there is nothing additional to pay! How does airport pickup work?

Easy! Airport pickup / drop off is a service exclusive for our members and must be scheduled 24 hours in advance. For anyone completing their first payment (and the room value is $600 or greater) then airport delivery is FREE! Otherwise, there is a flat rate of $35 each way from within Montreal to the Pierre Elliot Trudeau (YUL) Airport.

 

 

What if my rent is late?

Late payment is subject to a $25 per day charge up to 3 days total. Failure to pay your rent or make a payment arrangement by this time will result in a nonrenewal of your contract and/or revocation of the service fee. For more information please send us an email to “[email protected]

 

 

What cities is Roominex located in?

Roominex is currently exclusive to the Greater Montreal Area. By the year 2021 you will find us in Toronto, Germany, Japan, the United States, and the United Kingdom. As a Roominex member you will have full access to switch between rooms at any locations.

 

 

Can I transfer rooms between cities?

Yes! As a Roominex member you will full access to switch between rooms at any locations. Although Roominex is currently exclusive to the Greater Montreal Area. However, by the year 2021 you will find us in Toronto, Germany, Japan, the United States, and the United Kingdom.

 

 

Is food included?

No! One thing which separates Roominex from a homestay or similar situation is that you have the freedom of eating and cooking food of your preference. However, our catering program will launch during 2018. You will be able to utilize our online menu to select from traditional, Vegan, Kosher/Parve, Halal, and Vegetarian options delivered to your room for under $5 per meal. Do I get a receipt?

Yes! Each client should receive a digital and downloadable PDF invoice AND receipt for every transaction done with Roominex. For cash, you will receive an immediate receipt and a secondary receipt from our Billing Department within 48 hours marking your invoice as “paid”. For check you will receive an immediate confirmation from your banking institution and a secondary receipt from our Billing Department within 48 hours marking your invoice as “paid”. For credit you will receive an immediate notice from our credit processor (Moneris) and a secondary receipt from our Billing Department within 48 hours marking your invoice as “paid”. For debit you will receive an immediate notice from our credit processor (Moneris) and a secondary receipt from our Billing Department within 48 hours marking your invoice as “paid”. For Etransfer you will receive an immediate notice from Interac and a secondary receipt from our Billing Department within 48 hours marking your invoice as “paid”. Can Roominex help me find a job?

Yes! As a Roominex member you have access to employment connections through our 3rd party provider. Simply send us a CV and cover letter to “[email protected]” with any specific skills or requirements. We are happy to forward this to interested parties as well as keep your information on file should we have an opportunity unique to your qualifications.

 

 

What if an appliance breaks?

Roominex is a fully licensed and insured corporation within the Province of Quebec. Each house is covered with an insurance policy covering up to $5,000,000 of damages in the event of an accident. No private individual or similar company offers such coverage. Best of all – insurance and civil liabilities are covered in your rental costs so there is nothing additional to pay! What if there is an emergency?

In there is a serious accident or issue please call Emergency Services via 911 on your telephone. Otherwise, please contact us during regular business hours to help with any issue.

 

 

What if I need parking?

Roominex is proud to offer everything from free street parking, vignette options, private covered / uncovered, private / semi private garage parking. For more information please send us an email to “[email protected]

 

 

Who is allowed inside the house?

Only Roominex members, staff, and invited guests are allowed inside the house at any time. Before any tour the visiting party will provide all relevant contact information. Roominex staff will always inform you before entering. If anybody else is ever inside of your home please call Emergency Services via 911 on your telephone and then immediately report all relevant details, photos, or video to “[email protected]

What are the common areas?

Common areas of the house are the kitchen, bath, hallways, front and backyard, living room, and any otherwise stated areas (such as garage, storage space, etc.) All Roominex members, staff, and invited guests are allowed inside the common areas of a house.

 

 

What do I have access to in the house?

Roominex members have full access to all common areas of the house. As a member you also have complete access to your individual room. No other member is allowed (without permission) to enter another member’s room under any circumstances. All members agree to close and/or lock any relevant windows or doors before exiting the premises.

 

 

What if someone does not do their dishes?

Each member is responsible for the maintenance of his/her room as well as the common areas of the house. The cleaning staff will pass regularly to clean any unwashed dishes. However, if a specific member is not performing their responsibilities then we are happy to resolve all issues if you send us an email to “[email protected]” with as many relevant details, photos, or video as possible.

 

 

What is someone is making too much noise?

As a Roominex member everyone agrees to limit, reduce, and control any audible noises – as defined by Roominex Management – after 10PM. Excessive noise can be defined as anything which creates disturbance to other members within the household. This policy exists for the comfort of all members. Is there a curfew?

No! If you rent through Roominex you should consider your room to be your own home. You are allowed to come and go as you please, decorate your own space, and live your own life! However, we do enforce quiet hours after 10PM so please be aware of the noise you are creating. For specific situations please send us an email to “[email protected]

 

 

Is there a deposit?

No! Even though we trust you with thousands of dollars’ worth of appliances, furniture, and general goods – Roominex will never ask you for a deposit. Instead, each member will pay their own respective service fee which invests them in the company and helps to ensure that each member is responsible until the end of their stay. What is the internet speed?

Fast! Roominex partners with Videotron to provide some of the fastest internet available within the city of Montreal. Our average internet speed is 100mbs download and 30mbs upload speed. At larger houses the internet speed is increased and professionally optimized by SC360.

 

 

What if I need technical support for the internet?

For technical support we are happy to assist you. If the internet is below the average reading then we will be able to send a technician. If there is a larger issue (such as lack of connectivity) then we will provide you with a secondary number to contact for personal technical support. Do I need a credit or background check?

No! Roominex will never ask you for a credit check (which may corrupt your overall credit score). We do reserve the right to perform a basic background check based on the information you provide. The reason we do not require this information is because each member invests in the property when paying their service fee. This keeps 99.9% of “bad people” out of our properties. It is important to note that Roominex Management reserves the right to refuse service to any member not fitting our general requirements. Does my room have a window?

Yes! Each room will have a window and complete curtain set. All rooms are aboveground to provide outside light. Some rooms may have interior windows – meaning they do not let directly to outside but instead to the remainder of the house.
